Mystic Valley Ranch - 318acres

This property truly is composed of a ridge and then steep slope down to the "valley".  Vegetation includes a lush mix of aspen, spruce and high mountain meadows. A conservation easement protects this sanctuary by limiting building to three homesites.  The obvious first homesite could be where the yurt is currently installed on the property (the rim) and the others down in the valley where the roads terminate (see attached maps).   Three miles of roads, underground power and well render the property ready to build a mountain hideaway or family compound. In addition, 2.5 cubic feet of water will be conveyed with the ranch. 

To access this property take County road 58P from Sawpit; this is the summer route to Hastings Mesa and is a road that is very narrow at certain points in the uphill switch-backs to the top of Hastings Mesa.  At times during winter it will have been plowed passed Hidden Bear Rd and could be used to access the property (though many folks go around to Hwy 62 heading toward Ridgway and use County Road 56V which is maintained by the County to get up on Hastings Mesa (though still you would have to make it through an unmaintained road portion of CR58P to get to Hidden Bear Rd from this direction).  We have previously discussed this property for its size and vicinity to Telluride and its price.  Access, steep sloping terrain and the conservation easement are factors as to why this is priced as it.

Avalanches in the winter and rock slides/mud slides during the monsoon season could be a concern for this property.
