Telluride, Colorado has a very limited supply of land designated for construction/development. As time goes on, the opportunity of finding a lot or acreage suitable for development is going to become more difficult due to Telluride's strict growth policy which is currently tied up with water purity and quality. Currently there are less than 50 lots for sale in Telluride and Mountain Village. As these vacant lots are built, the value of those lots without a dwelling shall increase in bell curve fashion until all is built out. Telluride acreage is even more rare and is already priced at a premium.
Choosing to buy a vacant lot and build affords the owner the ability to get exactly what they want in a future home. Construction costs in these two areas generally range from $450 - $650 per square foot. The buyer of vacant land who intends to build should fully understand what each individual builder is including in their price per square foot as this can vary dramatically from builder to builder. Most builders break things down by hard and soft costs and when choosing a builder with a lower cost to build, one should verify if the architectural plans are included and/or if permits and soils tests are included as these items and several others can add up quickly.
